Selling a luxury home

What's different at the high end?

Step 6 of 6

What's involved in closing a high-value sale?

The answer

Appraisals on jumbo loans are exacting and may need extra documentation; cash and trust purchases have their own paperwork. In Georgia the closing attorney handles the funds and the deed. Hand over every manual, warranty and maintenance record; it's part of what the buyer paid for.

Longer closing timelines are common when jumbo financing or trusts are involved. Build in the time.

What people wish they'd known
  • Being vague about the home's systems. Buyers of this kind of home want the records.
  • Rushing the closing. High-value transactions deserve the extra check.
  • Forgetting the tax picture. Large gains can exceed the capital gains exclusion; ask a tax advisor early.

From the Thrive team

  • Ask your tax advisor about the gain before you list, not after you close. Timing and improvements records affect it.

That's the whole path.
