Selling a luxury home

What's different at the high end?

Step 2 of 6

How do I price a home with few comparables?

The answer

With few similar sales, pricing is part analysis and part positioning. A luxury appraiser and an experienced agent will weigh features, condition and the handful of relevant sales, then place the price where it draws serious buyers rather than tests them. Overpricing is the most common luxury mistake; unique features rarely add what they cost.

You will hear a lower number than you hoped from the honest professionals. Listen to them.

What people wish they'd known
  • Pricing on attachment or on what you invested. High-end buyers are unsentimental.
  • Testing the market high. Luxury homes that sit become stigmatized and sell lower.
  • Ignoring condition. At this level, small maintenance issues read as neglect.

From the Thrive team

  • A wine cellar or a custom pool appeals to a specific buyer. Price for the market, not for the one buyer who might love it.
