Selling a luxury home

What's different at the high end?

Step 4 of 6

How do we find the right buyer, not just any buyer?

The answer

Luxury sales happen through networks: the agent's relationships with other luxury agents, relocation and corporate buyers, and international contacts. Private showings for pre-qualified prospects, patience, and consistent presentation over months are the work. The wrong buyer costs more than waiting for the right one.

Quiet stretches are normal. Judge progress by qualified showings, not by web traffic.

How long
Most people spend about 3 months here.

What people wish they'd known
  • Rushing to any buyer. In luxury, the wrong buyer often fails to close.
  • Dismissing out-of-area interest. Relocation and international buyers are a large share of this market.
  • Disclosing details widely. Privacy is part of the product.

From the Thrive team

  • Trust the network. The buyer of a luxury home is often someone who wasn't searching until an agent called them.
