Buying my first home

Can I actually afford this, and what happens next?

Step 6 of 7

What happens at closing, and what do I bring?

The answer

Closing is a meeting where you sign more paper than you've ever signed, and then you get keys. In Georgia a closing attorney runs it. Three days before, you'll get a Closing Disclosure with the final numbers. They should match what your lender told you. If they don't, ask why before closing day, not at the table.

There's a lot of back-and-forth with your lender, the attorney's office and your agent. More than a quarter of buyers are surprised by the volume of paperwork. Now you won't be.

How long
Most people spend about 3 weeks here.

In Georgia

Georgia is an attorney-closing state: a licensed closing attorney, not a title company, conducts the closing and handles the funds. Your lender or agent will refer you to one.

What people wish they'd known
  • Making a big financial move before closing: a new card, a car, a job change. Lenders verify everything again.
  • Wiring money to instructions that arrived by email. Wire fraud targets closings. Always confirm by phone with a number you already have.
  • Skipping the final walkthrough. It's your last chance to check that repairs were done and what was promised is still there.

From the Thrive team

  • Ask for your Closing Disclosure as early as possible. Don't wait until three days before closing to read it.
