Buying my first home

Can I actually afford this, and what happens next?

Step 3 of 7

What should I look for, and what's a red flag?

The answer

You'll see far more homes online than in person. What matters in person is what photos hide: water stains, the roof, the neighbors, the commute at 5 p.m. Half of buyers make two or more offers before one is accepted, so patience here is normal, not a failure.

House hunting can feel overwhelming, with analysis paralysis online and fatigue after a weekend of tours. That's normal. A short must-have list is the antidote.

How long
Most people spend about a month here.
What it costs
Usually nothing yet. Before you tour with an agent, you'll usually sign a written agreement that says how they're paid. Agent pay is negotiated and set in writing, and you can ask the seller to cover some or all of it in your offer.

What people wish they'd known
  • Falling for the first home and rushing an offer. You make better decisions after seeing several.
  • Chasing the interior and ignoring what you can't change: location, lot, structure.
  • Skipping the drive-by at rush hour. The commute and the noise are part of the house.

From the Thrive team

  • Keep a running list of must-haves versus nice-to-haves. It helps you evaluate homes clearly when emotions run high.
