Buying my first home

Can I actually afford this, and what happens next?

Step 5 of 7

What happens after they say yes?

The answer

Two things: an inspection and an appraisal. The inspection tells you what's wrong with the house; the appraisal tells your lender what it's worth. Either one can reopen the negotiation. Most homes have some issues. The question is which ones matter.

Inspection day is exciting and a little nerve-wracking. You'll get a detailed picture of the home's condition, and it might reveal things you didn't expect. That's the point.

How long
Most people spend about 2 weeks here.
What to do0 of 5 done
  • How to: Scheduled my inspection inside the window

Schedule the inspection inside your due-diligence window (usually 7–14 days)

  • How to: Attended the inspection

Attend it, and ask the inspector what they'd fix first

  • How to: Sorted the report: critical vs. cosmetic

Sort the report into deal-breakers, negotiables and cosmetic

  • How to: Made my repair request or credit decision

Decide whether to ask for repairs, a credit, or to walk away

  • How to: Appraisal ordered

Let your lender order the appraisal and watch for a gap

What people wish they'd known
  • 44% of buyers discover undisclosed problems after purchase. Attend the inspection and read every page.
  • Asking for every item on the report. Pick the battles that matter: structure, roof, systems, water.
  • Falling so in love that you ignore the findings. Problems don't get better after closing.

From the Thrive team

  • Don't get overwhelmed by every line on the report. Many items are cosmetic or deferred maintenance; focus on structure, water, roof and systems.
