Buying an investment property

Will the numbers actually work?

Step 6 of 6

How do I run it without it running me?

The answer

Decide whether you'll manage it yourself or hire it out, then build the systems either way: online rent collection, a maintenance reserve of 5–10% of rent, a tenant communication channel, and bookkeeping from the first month. Good systems make a rental a quiet asset. Missing systems make it a second job.

Tenant issues don't stop for weekends. Whether it's you or a manager, someone has to be reachable.

What people wish they'd known
  • Underestimating the time. Self-managing is a real job with irregular hours.
  • Skipping bookkeeping. Tax time and true profitability both depend on it.
  • Not holding a reserve. The first HVAC failure eats the cash flow you were counting on.
