Buying an investment property

Will the numbers actually work?

Step 2 of 6

Will the numbers actually work?

The answer

A rental lives or dies by the math: rent minus every expense, including vacancy, repairs, capital reserves, taxes, insurance and management, whether or not you pay yourself for it. Learn cap rate and cash-on-cash return, build one spreadsheet, and run every property through it the same way. If a deal only works with optimistic rent, it doesn't work.
