Buying an investment property

Will the numbers actually work?

Step 3 of 6

How do I finance a property I won't live in?

The answer

Investment loans cost more and ask for more: typically 20–25% down, a stronger credit profile, cash reserves, and sometimes proof that the property's rent covers its payment. Terms vary widely between lenders, so shop it. Some investors also use partners, private lenders or a home equity line on their own home.

Expect the lender to care about the property's income as much as yours. That's the shift from buying a home to buying a business.

What people wish they'd known
  • Taking the first lender's terms. Investment loans vary more than home loans.
  • Assuming your salary carries the loan. Lenders want the property to carry itself.
  • Ignoring alternatives. A partner or a home equity line can make a good deal possible.

From the Thrive team

  • Ask about the debt-service coverage ratio the lender wants. Strong property numbers can get you better terms.
