Buying an investment property

Will the numbers actually work?

Step 5 of 6

What do I check before I close on a rental?

The answer

Inspect it professionally, read every lease and the tenants' payment history, order the title search and the appraisal, and get the seller's disclosures. Leases transfer with the property, so their terms become your income and your obligations. Landlord insurance is different from a homeowners policy; bind it before closing.

Due diligence on a rental is a home purchase plus a small audit. Take the time; this is where deals get renegotiated or dropped.

  • Reading leases after closing. Their terms are your income.

From the Thrive team

  • Verify that security deposits are actually being held and will be transferred. Missing deposits become your liability.
