Buying an investment property

Will the numbers actually work?

Step 1 of 6

What am I trying to get out of this: cash flow, appreciation, or both?

The answer

Strategy first, properties second. Decide whether you want monthly cash flow, long-term appreciation, or a value-add project, which property type fits (single-family, duplex, small multifamily), which market, and how long you'll hold. Every deal you look at gets judged against that, which is how you avoid buying something shiny that doesn't fit.

It's tempting to start browsing listings. The investors who do well wrote the strategy down first and got bored by it.

What people wish they'd known
  • Chasing deals without a strategy. That's how portfolios become a pile of unrelated problems.
  • Being optimistic about returns. Conservative assumptions are the whole discipline.
  • Ignoring taxes until later. Structure and depreciation decisions are cheaper to make before you buy.

From the Thrive team

  • Start with one market and know it cold before you expand. Local knowledge is the edge small investors actually have.
