Dividing land

Can I split this, and what will it cost?

Step 2 of 6

What do the survey and the plat need to show?

The answer

A licensed surveyor with subdivision experience maps the boundaries and drafts a preliminary plat: the proposed lots, roads, easements, utilities and drainage. The plat has to meet every regulation before it's submitted, so the surveyor, your attorney and often a civil engineer work from the same checklist.

The plat will change. Expect a few rounds before it's ready to submit.

What people wish they'd known
  • Using a surveyor unfamiliar with subdivisions. Missed requirements mean rework.
  • Submitting before the attorney reviews. Rejections cost months.
  • Ignoring easements and drainage early. They reshape the lot layout.

From the Thrive team

  • Design the lots around the best building sites and the drainage, not around equal acreage.
