Dividing land

Can I split this, and what will it cost?

Step 1 of 6

Can this land be divided at all?

The answer

Zoning decides. Minimum lot sizes, road frontage, setbacks, density limits and septic or sewer requirements determine whether your acreage can become two lots or twenty, or none. Get the answer from the county planning office in writing before you spend a dollar on surveys or engineers.

Approvals take months at best. This is a project with a calendar measured in seasons.

How long
Most people spend about 3 weeks here.

In Georgia

In Georgia, subdivisions are approved by the county or city planning commission, and lots that rely on septic systems need soil evaluations through the county environmental health office.

What people wish they'd known
  • Assuming you can divide because a neighbor did. Rules and districts change parcel to parcel.
  • Skipping one requirement. Any single unmet rule blocks the whole plan.
  • Underestimating the timeline. Approvals routinely take many months.

From the Thrive team
