Downsizing

How do I make the next home simpler without losing what matters?

Step 4 of 6

How do I find the right-sized home without settling?

The answer

Search by your must-have list, not by price alone: walkability, one-level living, low maintenance, the community's feel. If it has an association, talk to residents about how it's run. Tour enough places to know the market, and don't let the timing of your sale rush the purchase.

The right place tends to feel calm rather than exciting. That's a good sign.

What people wish they'd known
  • Settling because the current home sold fast. Rent-backs and short-term rentals exist so you don't have to.
  • Ignoring how the association runs. A frustrating HOA can undo the lifestyle you were after.
  • Choosing on price alone. The goal is a home that makes life easier, not just cheaper.

From the Thrive team

  • Don't compromise on location to save money. You're downsizing partly for the lifestyle; make sure the neighborhood delivers it.
