Downsizing

How do I make the next home simpler without losing what matters?

Step 1 of 6

What do I actually need in the next home?

The answer

Downsizing isn't the same house made smaller; it's a reset around how you really live now. Walk your current home and note which rooms you use every day, which you maintain but rarely enter, and what would make daily life easier: one level, a walk-in shower, a smaller yard, a walkable neighborhood. That list, not a square-footage number, is your target.

This step is emotional as much as practical. Give it a couple of weeks and a few honest conversations.

How long
Most people spend about 2 weeks here.
What it costs
Usually nothing yet. Open houses are a free way to see how a condo, a townhome and a smaller house each feel before you decide.

What people wish they'd known
  • Choosing a smaller copy of this house. The point is a better fit, not just less of the same.
  • Cutting the guest room reflexively. Family visits are often the reason people wish they'd kept one.
  • Ignoring maintenance. Less upkeep is usually the biggest quality-of-life win; make it a priority.

From the Thrive team

  • Visit a few different kinds of homes — a townhome, a condo, a smaller single-family — before deciding what 'smaller' should mean.
