About this term

All inspections—home inspection, pest/termite inspection, radon test, mold inspection, and others—should be completed before the inspection deadline. The buyer should review all inspection reports and determine their response before the deadline. If the buyer wants to negotiate repairs or credits, they must submit a repair request by this deadline.

Pro Tip

Schedule all inspections early in the deadline window. Don't wait until the last few days.

Example

A buyer's home inspector identifies needed roof repairs; the buyer must submit a repair request by the inspection deadline (typically 7-10 days after contract acceptance); if they miss the deadline, they lose leverage to negotiate repairs.
