About this term

During the option period, the buyer may hire home inspectors, structural engineers, termite inspectors, radon testers, and other specialists to examine the property. If the buyer discovers issues that make the property undesirable, they can terminate the contract and have their earnest money returned. The option period is crucial for buyer protection—any contract without an option period puts the buyer at financial risk.

Pro Tip

Schedule inspections immediately after the option period begins. Don't wait until the last few days.

Example

A buyer includes a 10-day option period in the offer, allowing them time to hire a home inspector who discovers a cracked foundation, which the buyer then uses as grounds to negotiate a $50,000 reduction in price or to terminate the contract.
