Definition
Usually 24 hours before closing, you walk through the home one final time to confirm agreed-upon repairs are done, items are still there, and nothing new has gone wrong. It's your last chance to spot problems.
Where you’ll meet it
What happens at closing, and what do I bring?
See it in Buying my first home · Step 6About this term
The final walkthrough allows the buyer to confirm that the property is in the agreed-upon condition and any repairs have been completed satisfactorily. The buyer verifies that agreed-upon items (appliances, fixtures) are still in place, utilities are functioning, and the property hasn't been damaged since the initial inspection. If issues are found, the buyer may delay closing or request remedies. Most purchase agreements give the buyer the right to a final walkthrough.
Pro Tip
Schedule your final walkthrough late in the afternoon so you have time to address any issues before closing the next day. Bring the purchase agreement to reference required items.
Example
One day before closing, Sarah walked through the property and verified: the agreed-upon roof repairs were completed, the kitchen appliances were still present, the HVAC system was functioning, and no new damage had occurred since her last visit.
