Selling my home

Should I sell, and what's it really worth?

Step 4 of 7

What happens once it's on the market?

The answer

Showings, feedback, and waiting. Your agent should tell you every week what buyers said. If there are no showings in two weeks, it's the price. If there are showings but no offers, it's usually the condition or the photos. Decide in advance what you'd do about each.

This stretch can feel long or short depending on the market. Keeping the house show-ready is tiring. The first two weeks matter most.

How long
Most people spend about 3 weeks here.
What it costs
Usually nothing new. Your holding costs, from any house payment to insurance, utilities and upkeep, keep running while it's listed, so each extra month on the market costs you another month of them.

What people wish they'd known
  • Limiting showings. Every "not today" is a buyer who may not come back.
  • Dismissing feedback. If three buyers mention the same thing, it's real.
  • Staying home during showings. Buyers won't open closets or talk honestly with you there.

From the Thrive team

  • Buyers schedule on short notice. Keeping the house ready means you never miss the one who was going to make the offer.
The next thing people ask
