Selling my home

Should I sell, and what's it really worth?

Step 2 of 7

Do I need an agent, and how do I price it?

The answer

91% of sellers use an agent, a record, and agent-assisted homes sold for a median of $425,000 last year versus $360,000 for owner-sold homes. You can sell on your own; most people who try end up hiring one. Ask any agent three things: how will you market it, how will you price it, and what timeframe do you expect. Then price to the market in week one. Homes that start too high sit longer and sell for less.

Interviewing agents can feel like a sales pitch, because it is one. Look for the one who listens, explains the market plainly, and prices from data rather than flattery.

How long
Most people spend about a week here.
What it costs
Usually nothing now. Interviewing agents is free. Agent pay is negotiated and set in writing in the listing agreement, and it's usually paid from your proceeds at closing rather than up front.

What people wish they'd known
  • Choosing the agent who quotes the highest price. That number is designed to win your listing, not to sell your house.
  • Refusing to price competitively. The first two weeks are when buyers pay attention; a price cut in week five costs more than pricing right in week one.
  • Not asking about the paperwork. It's one of the most stressful parts of any sale. Ask how the agent handles yours.
