Selling a home I inherited

What do I owe, and what has to happen first?

Step 5 of 6

How do I prepare and price a home I didn't live in?

The answer

Clear it out first (an estate sale company can handle most of it), then clean, make the safety repairs, and photograph it well. Price it to today's market, not to what it meant to the family. Buyers of older homes expect to update; what they pay for is a clean, honest house at a fair price.

Clearing a parent's home is one of the hardest parts of all of this. Ask for help, and take breaks.

What people wish they'd known
  • Over-improving a dated home. Clean and safe beats renovated for most buyers of estate sales.
  • Pricing on emotion. Overpriced homes sit, and sitting costs money every month.
  • Delaying the listing for repairs that don't pay back.

From the Thrive team

  • If you don't know the home's history, say so on the disclosure. Honesty is the best protection for an executor.
