Selling a home I inherited

What do I owe, and what has to happen first?

Step 2 of 6

What is it worth, and what shape is it in?

The answer

Walk the home with clear eyes, get an inspection to find what deferred maintenance hides, and get a professional appraisal: it sets the tax basis and tells you the real value. Then decide whether to sell as-is to an investor or make repairs first. For a neglected home, as-is is often the smarter choice.

Family memories and market value are different numbers. The appraisal is the neutral one.

What people wish they'd known
  • Underestimating repairs. Older homes hide expensive systems.
  • Over-improving. Most repairs don't return their cost on an inherited home.
  • Pricing from memory or sentiment. The market sets the number.
