Buying a second home

How do financing and taxes work when it isn't my main home?

Step 6 of 6

How do I take care of a home I'm not in?

The answer

Vacancy is hard on houses. Set a maintenance calendar for the seasons the home sits empty, arrange regular check-ins from a manager or a trusted local, keep a house manual for guests and helpers, and visit at least twice a year yourself. Track every expense from day one; if you rent it, your tax preparer will need it.

The first year is about building routines. Once they exist, the home mostly runs itself.

What people wish they'd known
  • Self-managing a rental from far away. Guest issues don't wait for a convenient time.
  • Skipping check-ins. A small leak in an empty house becomes a big one.
  • Not budgeting for upkeep. Second homes often need more maintenance than primary homes because nobody's watching.
