Buying a second home

How do financing and taxes work when it isn't my main home?

Step 3 of 6

Which place, and what are the local rules?

The answer

Pick two or three places you'd happily return to for years, then check the things a vacation doesn't show you: off-season life, insurance costs, and the local rules on short-term rentals. Some towns license them, cap them, or ban them outright, and that rule alone can make or break the numbers.

A place you loved in October can feel very different in February. Visit in the off season before you commit.

What people wish they'd known
  • Choosing on one great vacation. Return in a different season first.
  • Assuming rentals are allowed. Restrictions are tightening in many resort towns.
  • Skipping insurance until closing. Coastal and lake properties can carry premiums that change the math.

From the Thrive team

  • Ask a local agent what the market does in the off season. Slow winters often mean better prices for buyers.
