Buying a second home

How do financing and taxes work when it isn't my main home?

Step 1 of 6

What is this home for, honestly?

The answer

A second home is a lifestyle purchase, an investment, or a mix, and the mix decides everything: where you buy, how you finance it, and how you'll feel about the carrying costs. Be honest about how many nights a year you'll really use it. Owners who use a place ten nights a year are paying a lot per night for the privilege.

Most people overestimate how often they'll go and underestimate what it costs to own a house they're not in.

How long
Most people spend about a week here.

What people wish they'd known
  • Buying for rental income without checking the rental market. Income is not guaranteed and rules change.
  • Doing the math on a full year of use. Divide the annual cost by the nights you'll really be there.
  • Ignoring taxes. Second homes and rentals are treated differently, and mixing use has rules.

From the Thrive team

  • If income matters, call two local property managers before you buy anything. They know what actually rents and for how much.
