About this term

Withdrawn listings are temporarily removed from active market listing while the listing agreement remains in force. Sellers might withdraw listings temporarily for repairs, staging, or market reassessment. Unlike expired listings, withdrawn properties retain their listing agreement and can be relisted without new paperwork. Properties frequently withdrawn and relisted may suggest seller indecision or market challenges. Withdrawn listings can obscure true market time if not tracked as cumulative DOM.

Pro Tip

If property needs improvements, withdraw for renovation. This is preferable to extended marketing of property with visible issues.

Example

A home lists without generating interest after 30 days. Rather than letting it expire, the seller withdraws the listing for kitchen renovation, then relists 60 days later after improvements.
