Definition
Cumulative DOM (Days on Market) includes all time listed, even if withdrawn and relisted. It shows true market time. Properties withdrawing and relisting are often hiding extended marketing periods.

Find my pathAbout this term
Cumulative DOM accounts for situations where properties are relisted after withdrawn or expired listings, providing a complete picture of how long a property has actually been marketed. A property that's been on market for 60 days total (20 days initially, then 40 days after relisting) has a cumulative DOM of 60 days, even if currently showing only 40 days DOM. This metric reveals whether a property has actually sold quickly or if high DOM was hidden through strategic relisting.
Pro Tip
Ask about cumulative DOM, not just current listing days. Relisted properties might show only 40 days, but cumulative DOM might be 80 days—revealing true market challenges.
Example
A property lists for 45 days without offers, is withdrawn for renovation, then relists for 30 additional days before selling. Its cumulative DOM is 75 days, revealing the true market time despite only showing 30 days in the final listing period.
