Definition

Point of beginning is the starting reference point in property descriptions. It's where your boundary description begins and, after describing all boundaries, returns to. It's usually marked with an iron pin or other monument. If the point of beginning is wrong, your entire boundary description is wrong.

About this term

Point of Beginning (POB) is the reference point in metes and bounds descriptions. Descriptions start at POB, describe boundaries (metes) and directions (bearings), eventually returning to POB. POB is identified by: physical monument (iron pin, stone marker), intersection of roads, or GPS coordinates. Accurate POB is crucial: error in starting point creates error in all subsequent measurements. POB location determines whether boundaries connect properly: if POB is wrong, boundary descriptions don't close (don't return to starting point). Professional surveyors verify POB: locate original monument or establish new one if lost. Understanding POB: it's essential reference point for all boundary descriptions. If monument is lost, property might require new survey to establish POB. POB errors are common source of boundary disputes: if two adjacent properties have conflicting POB locations, boundaries might overlap.

Pro Tip

Ensure your property survey clearly identifies the point of beginning. If it's lost or unclear, establishing it requires new survey work. Make sure your deed description and survey agree on the point of beginning.

Example

Description: 'Beginning at northeast corner of Oak Road and Elm Avenue (marked with iron pin), thence north 500 feet, east 300 feet, south 500 feet, west 300 feet to point of beginning.'
