About this term

Deed recording is the final step in establishing legal ownership. The title company or closing attorney prepares the deed according to state law, and after closing, it is filed with the county recorder. Recording creates a legal record of the property transfer and protects the buyer's ownership interest. The deed must be recorded to have priority over other claims against the property. Recordings typically occur within 3-5 business days after closing.

Pro Tip

Request a recorded copy of your deed from the title company and keep it in a safe place with your other important documents.

Example

The title company prepared and recorded the deed on April 16, two days after closing. The buyer received a recording confirmation showing the deed was filed in Book 2450, Page 87 of the county records.
