About this term

Recording is a critical step that occurs after closing to officially transfer ownership. The deed is recorded in the county where the property is located, creating a public record of the sale and establishing the buyer as the legal owner. The lender also records the mortgage note as a lien against the property. Recording fees are paid at closing and vary by county. Without recording, the buyer's ownership may not be fully protected against future claims.

Pro Tip

Verify deed and mortgage recording completion within 2-3 weeks of closing. Contact county recorder if documents haven't been recorded.

Example

After closing on April 15, the title company recorded the deed with the county on April 16. The buyer became the official owner of record, and the recording created a chain of title showing the property transfer.
