Competitive analysis examines properties currently on the market competing for the same buyer pool. This includes analyzing: comparable properties' listed prices, features, condition, marketing presentation, days on market, and any price reductions. If you're selling a 3-bedroom house, analyze other 3-bedroom houses currently listed. Understanding competition helps position your property effectively: if all competitors are overpriced, correct pricing becomes more valuable. If a competitor has professional photography and yours doesn't, that's an advantage. Competitive analysis differs from comparable sales analysis (which examines sold properties) because it looks at current market positioning. If five similar properties are listed and three have sold in last month, understand what distinguished the sold properties. Competitive analysis informs pricing: if there's heavy competition at your price point, consider pricing lower to stand out. If little competition at your position, you might price higher. Strong competitive analysis leads to better market positioning and pricing decisions.
Pro Tip
Visit competing properties currently listed. Understand their positioning and price strategy.
Example
You're selling a 3-bed, 2-bath home. Competitive analysis finds three similar properties listed: one at $330,000 poorly photographed, one at $350,000 nicely presented, one at $340,000 with recent updates. This informs your positioning and pricing.
