About this term

Market positioning determines how a property is perceived and to whom it appeals. Positioning decisions include: Is the property marketed as a first-time home buyer option, luxury property, investment opportunity, or family home? Should marketing emphasize location, condition, investment potential, or lifestyle? What price positioning attracts the best buyer pool? Visual presentation (staging, photography, video) affects positioning—a property can be positioned as modern, charming, investment opportunity, or family-friendly based on how it's presented. Marketing channels affect positioning: listing it locally on MLS versus targeted investment channels positions it differently. Target market analysis determines positioning: selling to young professionals requires different positioning than selling to families or investors. Strong market positioning attracts the right buyer and maximizes sale price. Poor positioning (underpricing a luxury property, marketing a fixer-upper as move-in ready, or targeting wrong buyer demographic) results in slower sales and lower prices.

Pro Tip

Work with your agent to define positioning: What buyers do you want to attract? Price and market accordingly.

Example

A property could be marketed as a 'charming historic home' (attracting preservation-minded buyers) or as 'investment opportunity needing updates' (attracting investors). Market positioning influences which buyer groups are attracted.
