About this term

Buy-before-you-sell (offered by some real estate platforms and builders) solves a critical problem: buyers need equity from current home sale to purchase new home, but can't sell current home before new home is purchased. Bridge solutions: short-term bridge loans (borrow against equity in current home for down payment on new), home equity lines (similar), or programs where company provides down payment assistance. Benefits: removes contingency on sale (stronger offer), eliminates stress of concurrent sales, timing flexibility. Disadvantages: costs (interest on bridge loan), carrying two mortgages temporarily, approval requirements. Bridge financing and buy-before-you-sell programs are particularly useful in: hot markets (selling contingency is major disadvantage), unique situations (new home is rare), or when timing is critical (job starts before current home sells). Not all sellers qualify for bridge assistance. Understanding options helps with timing decisions—sometimes buying before selling makes sense; other times renting during transition is cheaper.

Pro Tip

If you need to buy before selling, bridge loan might be option, but understand costs. Sometimes renting during transition is cheaper than bridge loan interest.

Example

Seller finds dream home but current home not yet sold. Bridge loan from current home equity funds down payment. Original home sells within 6 months, bridge loan is paid off.
