Removing a contingency means you're saying the condition has been satisfied and you're no longer protected by it. This is a big step—don't do it until you're sure everything checks out.

About this term

Contingency removal is the buyer's way of confirming satisfaction with an inspection, appraisal, or other contingency requirement and releasing the seller from the uncertainty of conditional acceptance. Once removed, the contingency cannot be reinstated, and the buyer has forfeited the right to use that contingency as grounds for termination. Contingency removal deadlines are typically specified in the purchase agreement.

Pro Tip

Don't remove contingencies prematurely. Ensure all issues are resolved first.

Example

After the home inspection was completed without major issues, the buyer removed the inspection contingency in writing to move toward closing.
