About this term

Trade area analysis is used for commercial and investment properties to understand market from which they draw business. For retail property, it's the area where customers live. For office, it's the area from which workers commute. For industrial, it's the area from which suppliers and customers are accessed. Trade area analysis includes: demographics (income, age, family size), competition (other similar businesses), accessibility (visibility, parking, traffic patterns), anchor tenants (major nearby employers or retail), and growth potential. Understanding trade area helps investors project rental income, vacancy rates, and tenant quality. A retail property in high-traffic area with affluent demographic has different potential than same-sized retail in low-traffic area with lower income. Office buildings near major employers have different potential than isolated locations. Industrial properties on major highway with port access have different potential than rural industrial. Trade area analysis projections affect property valuation and investment potential. Commercial brokers specializing in asset class are typically experts in trade area analysis for their asset classes.

Pro Tip

For commercial/investment property, understand the trade area. Success depends on customer/tenant availability in the surrounding area.

Example

Retail property trade area analysis finds 150,000 residents within 3-mile radius, median income $85,000, 12 competing retailers within area. This projects potential lease rates and tenant quality.
