About this term

The title commitment (also called a preliminary report or title report) is issued after the title search is completed and shows the status of the title. It lists exceptions (items that will not be covered by title insurance), such as existing mortgages, easements, and recorded restrictions. Both buyer and lender review the title commitment to ensure all issues are acceptable or will be cleared. Once all requirements are met, the final title insurance policy is issued at closing.

Pro Tip

Review your title commitment carefully. Ask about any exceptions.

Example

The title commitment revealed a drainage easement and a previous mortgage that needed to be paid off.
