About this term

A property survey establishes the exact boundaries of the lot and the location of structures on the property. It can identify encroachments by neighbors or from the property onto neighbors' land. Not all purchase contracts require surveys, but they're particularly important for new construction, vacant land, or properties with boundary line questions.

Pro Tip

If a survey is required, order it immediately after contract acceptance. Surveys often take 1-2 weeks to complete.

Example

A buyer contracts for a property with a survey deadline of 10 days; the buyer orders a survey immediately and receives results by day 8, identifying that a neighbor's fence encroaches 6 inches onto the property, which the buyer then negotiates to have removed.
