Stucco looks beautiful but can hide serious problems underneath. Water can sneak behind the stucco and cause hidden structural damage—so cracking or bulging needs immediate investigation.

About this term

Stucco is a cementitious exterior finish common in warm climates and can conceal wall and framing problems. Cracking, discoloration, or 'stucco cancer' (outward bulging) indicates moisture infiltration and underlying rot. Inspection includes visual assessment and sometimes moisture testing. Large stucco repairs (removal and replacement) are expensive and disruptive.

Pro Tip

Stucco can conceal major problems. If you see cracking or moisture evidence, dig deeper before buying.

Example

A stucco inspection revealed hairline cracks around window trim and evidence of prior water damage. Investigation found that improper window flashing had allowed water intrusion. Flashing repair and stucco patching addressed the issue.
