About this term

A seller net sheet (or net sheet) is crucial for sellers to understand what they'll actually receive from a sale. It starts with the proposed sale price, subtracts the real estate commission (typically 5-6% of sale price), title insurance, escrow fees, document preparation, deed recording, property taxes (prorated), homeowners association payments, mortgage payoff, and any other liens or obligations. The bottom line is the seller's net proceeds. Net sheets help sellers make informed decisions about pricing and acceptability of offers. A $400,000 offer might result in $340,000 net proceeds after costs, which differs from gross offer price. Sellers should request net sheets for different offer prices to understand the financial impact. Net sheets also clarify what the seller owes: if there's a second mortgage, HOA assessments, or property taxes due, they're deducted. Good agents provide accurate net sheets that help sellers evaluate offers and understand their financial position. Net sheets sometimes reveal that sellers owe more than they'd receive (negative equity), which affects their willingness and ability to sell.

Pro Tip

Request a net sheet before accepting any offer. Understand your actual proceeds, not just the offer price.

Example

A home receives a $450,000 offer. The agent prepares a net sheet showing: sale price $450,000, commission $27,000, closing costs $5,000, mortgage payoff $400,000, property taxes owed $2,500. Net proceeds to seller: $15,500.
