Definition

Overpricing is setting list price above market value. It reduces buyer interest, creates stale listings, and eventually requires price cuts. Overpriced homes often sell for less than competitively priced alternatives.

About this term

Overpricing is a common mistake that significantly damages a property's sales potential. When a home is priced above what comparable properties sold for, savvy buyers immediately notice the inflated price and move on to better options. Overpriced homes become stale listings that accumulate days on market and eventually sell for less than if properly priced initially. Overpricing can be driven by emotional attachment, incomplete market knowledge, or poor agent guidance.

Pro Tip

Price competitively from day one. The first 30 days are critical. Overpricing during this window often results in lost sales opportunity.

Example

Comparable homes in a neighborhood sold for $420,000-$435,000, but a seller lists their home at $465,000. After eight weeks with no offers, they reduce to $445,000, still receiving no interest. Finally selling at $415,000, they would have been better served by pricing at market value initially.
