About this term

The Lead Disclosure is mandated by the Environmental Protection Agency (EPA) under the Residential Lead-Based Paint Hazard Disclosure Rule. Sellers and agents must disclose any known lead hazards, and buyers have 10 days to conduct lead inspections if they choose. Non-compliance with lead disclosure requirements can result in federal penalties. Lead exposure is particularly dangerous for children and requires serious consideration when evaluating older properties.

Pro Tip

Budget for lead testing in homes built before 1978. Remediation can be expensive.

Example

The lead paint disclosure warned that the property built in 1965 may contain lead-based paint and dust.
