Landlocked

Definition

Landlocked means your property has no direct road access. You need to cross someone else's land to get to yours. It's severely limiting because lenders hate it, buyers avoid it, and it restricts what you can do with the property unless you have ironclad access rights.

About this term

Landlocked properties require legal access rights through other properties. This limits development potential and value unless access is guaranteed by easement. Access disputes can arise.

Pro Tip

Landlocked properties are risky. Only buy if access is guaranteed by perpetual easement. Even then, understand that value is significantly reduced. Access disputes can turn your property into a legal nightmare.

Example

A 10-acre parcel accessible only by private easement through neighboring property.
