Title companies carefully examine title history and require cures of certain defects before issuing an insurance commitment. Insurable title means the title company believes it can safely insure the property. Most title defects can be cured to achieve insurable title through lien releases, surveys, or other corrective actions. Insurable title is slightly more permissive than marketable title, as title companies may accept minor issues that wouldn't affect marketability.
Pro Tip
Work with your title company to cure any title defects so insurance can be issued before closing.
Example
A title company agrees to insure a property after the seller pays off an old lien, achieving insurable title.
