About this term

Greenfield development builds on agricultural, vacant, or natural land requiring infrastructure creation. Offers opportunity for planned community design but requires utilities, roads, and services. Environmental impact including habitat loss and sprawl concerns arise. Often more affordable than infill development. Suburban and exurban properties are typically greenfield developments. Creates new neighborhoods from raw land. Successful greenfield communities become desirable as infrastructure and schools develop.
