About this term

Grant deeds are used primarily in western states (California, Nevada, etc.) and provide limited warranties compared to full warranty deeds. The seller implicitly warrants that they own the property and haven't previously sold it, but makes no warranties about the pre-existing state of title. Grant deeds are acceptable in transactions within their jurisdictions, though title insurance is still recommended.

Pro Tip

Grant deeds are standard in western states, but still purchase title insurance.

Example

The seller conveyed the California property via grant deed, the standard deed form in the state.
