About this term

Flashing directs water away from vulnerable areas like chimneys, skylights, dormers, vent pipes, and roof-to-wall transitions. Improperly installed or deteriorated flashing is a common cause of roof leaks and interior water damage. Inspectors examine visible flashing for gaps, corrosion, separation, and signs of previous leaks. Metal flashing can corrode or gap away from surfaces over time.

Pro Tip

During annual inspections, check flashing around chimneys, vents, and skylights for gaps or corrosion.

Example

An inspector in Washington found rusty, separated flashing around a chimney where water had infiltrated during rain storms. The separation had allowed water into the attic and interior walls, causing mold growth and structural damage. Replacement flashing and water damage remediation cost $8,500.
