Definition

Think of final plat approval as the finish line for subdivision approval. You've jumped through all the hoops, satisfied all conditions, and now the planning board officially approves the subdivision. Once recorded, each lot becomes a separate legal property that can be sold and financed independently.

About this term

Final plat approval occurs after: preliminary approval obtained, all conditions satisfied, engineer/surveyor updates plat with as-built conditions. Final plat shows exact property lines, road layouts (as constructed), utilities (as installed), infrastructure (completed). Planning board review is typically brief: verifying conditions were satisfied, design matches approvals. Final approval authorizes recording: once approved, plat can be recorded creating new lots. Recording creates legal lots: each lot becomes separate property (can be sold, financed, built on). Final approval is essentially end of planning approval process. Financing: development financing typically released upon final approval/recording. Title/ownership: final plat recording creates new APNs, new legal descriptions. Understanding final plat: it's the approval enabling development. Final plat different from preliminary plat: final plat shows actual construction, preliminary showed proposed.

Pro Tip

Final plat approval is when your development truly becomes real. Recording the plat creates new APNs and new legal properties. Once recorded, you can start selling individual lots. This is a major milestone that dramatically affects your project timeline and financing.

Example

Subdivision preliminary plat approved 12 months prior; all conditions satisfied. Final plat approved, recorded; new 12 lots now separate properties.
