About this term

Fascia boards experience significant weather exposure and are subject to rot, insect damage, and paint deterioration. Common materials include wood (requires regular maintenance), aluminum (low-maintenance and durable), and vinyl (economical but less durable). Rotted or deteriorated fascia can lead to gutter failure and water damage to the home's structure. Inspectors assess paint condition, wood rot, separation, and proper gutter attachment.

Pro Tip

Repaint fascia boards every 5-7 years to prevent water penetration and wood rot.

Example

A home inspector in Maine found severely rotted fascia boards with paint peeling along the entire north side of the home. Underlying wood was soft and deteriorated. Replacement fascia, soffit, and gutter installation cost $5,400 and was necessary to prevent further water damage.
