About this term

Design phase includes site analysis, architectural drawings, structural engineering, MEP (mechanical, electrical, plumbing) design, and specifications. Multiple design iterations are common as clients provide feedback. Detailed plans become construction documents and permit applications. Design phase typically takes 8-16 weeks for custom homes. Design costs include architect and engineer fees but prevent costly construction changes.

Pro Tip

Invest in thorough design. Changes during construction cost 2-3x more than design changes.

Example

A design phase includes site plans, floor plans, elevations, sections, building specifications, and detailed mechanical/electrical/plumbing plans.
