About this term

Building codes establish minimum safety standards for construction and systems. Code violations create safety hazards and may prevent property financing or insurance. Common violations include ungrounded outlets, missing GFCI/AFCI protection, improper venting, load-bearing wall removal without support, and code-noncompliant electrical panels. Jurisdictions vary in code enforcement; some are grandfathered (existing homes may not be required to upgrade), while others mandate correction before sale.

Pro Tip

Address code violations before purchase when possible. Some lenders require correction.

Example

An inspection identified missing GFCI protection on kitchen outlets and outdated FPE electrical panel, code violations. The seller installed GFCI outlets and upgraded the electrical panel before closing.
